New Village Corporation, the development subsidiary of Cleveland Neighborhood Progress, has released a Request for Proposals for new market-rate homes. The organization is seeking a master developer or development partner to complete the build out of residential units that will join the surrounding mixed use development.
The site contains 4.2 acres of strategically located land in Cleveland’s Buckeye neighborhood. The mostly contiguous site is directly across from the revitalized Saint Luke’s hospital landmark and surrounds a new park in the center of the Saint Luke’s District neighborhood planning area. The land most recently served as parking for the historic hospital, but became part of a planned unit development when NVC took ownership of the hospital grounds in 2006. 22 market-rate units were completed a decade ago and CHN Housing Partners will begin construction on nearby affordable units this spring.
This reissued RFP calling for new homes will complete the neighborhood and comes on the heels of several subsequently completed (and forthcoming) milestones, including:
• Harvey Rice Elementary School, $17M, 2009
• Rice Branch Library, $9M, 2011
• Saint Luke’s Hospital Renovation, $63M, 2014
• Intergenerational Playscape, $450K, 2017
• Britt Oval, $385K, 2019
• E116/St. Luke’s Train Station Rebuild, $8M, 2019
• CHN Housing Partners, 27 Units, $6.8M, 2020
